Friendly and professional service from Alan the electrical engineer. Replaced under cabinet lights in kitchen and replaced outdated PIR outside light. Clean, tidy workmanship and respectful of my property. Also spotted an issue with current fuse box which is now outdated and sent a comprehensive quote for replacement at later date. I was very happy with the care and quality of work today. Plus I was impressed with the customer service from Jordan with great communications from start to finish. Thank you!Posted on Google![]()

I was quoted over £200 for a small job that ultimately cost me £80 using another electrician, but that's not what my 1 star review is for - if MJP Electrical Services want to extort customers that's up to them and I'm sure their customer base will respond accordingly. The 1 star is because I've subsequently received a reminder by both email and SMS every single day for last week badgering me to accept their quote!!Posted on Google![]()

Great service from MJP in the Withywood area. They provided all the information via email and worked with me to determine the best options for what I needed. I had a new fuse board installed, 2 new sockets and all other sockets brought up to safety standard for a reasonable price. They also performed an EICR inspection and booked me in within a few days. Our electrician Daniel was very friendly and completed everything in one day and cleaned up afterward. Fantastic job all round. I would use their service again and recommend them. Edit: I returned to MJP after one of my light bulbs ripped off leaving exposed wires. They came out on the same day as an emergency to fix it. Once again, great work I would recommendPosted on Google![]()

The Importance of EICR Certificates for Landlords in Pontypridd:
As a landlord in Pontypridd, ensuring your rental property meets the latest electrical safety standards is more important than ever. Local authorities are increasing checks on rental properties, and failing to provide a valid EICR certificate can result in hefty fines, legal action, or even being unable to let your property.
When you step back a bit and look at the logistics of managing rental properties in Pontypridd, the paperwork can often feel like a secondary headache compared to finding reliable tenants. However, the legal necessity of a Landlord EICR serves as the baseline for your entire compliance strategy. It isn’t just about ticking a box for a safety certificate; it is about identifying underlying issues like perished insulation or outdated circuit breakers before they turn into expensive, reactive repairs that disrupt a tenancy.
Then again, some landlords view these inspections as a chore to be rushed through by anyone with a set of pliers. This is where our approach as a NICEIC Electrician really starts to matter. We focus on identifying specific risks—like loose connections or overloaded circuits—that might not be visible on the surface but could jeopardize your property’s safety rating and your peace of mind over the long term.

If you had to boil it down, you want a thorough inspection that provides a clear roadmap for any necessary remedial work. MJP Electrical provides straightforward pricing and certified results that stand up to scrutiny, ensuring your tenants are safe and your property remains fully compliant with current regulations. We handle the technical details so you can focus on the broader management of your portfolio.

An electrical installation condition report (EICR) identifies any damage, deterioration, defects and/or conditions which may give rise to danger along with observations for which improvement is recommended.
Prices are as follows:
£228.00 (plus VAT) for up to and including 10 circuits.
Extra circuits tested will be charged at £28.50+vat each.
Also, a bespoke quote can be arranged on request.
From 1st June 2020, private landlords in England will be required to have the electrical installation in their rental properties checked by a qualified electrician to ensure that they are safe.
This means that:
• Electrical installations must be inspected and tested prior to the start of a new tenancy from 1st July 2020
• Checks must be carried out on any existing tenancies by 1st April 2021
These checks must then be carried out on a five yearly basis.
A copy of the most recent electrical safety condition report (EICR) must be provided to both new and retained tenants.
The landlord is responsible for making sure that the person who completes the check is suitably competent. Using an electrician or firm that is a member of an accredited registration scheme operated by a recognized body will give you the confidence that this has been achieved.
Electrical installations are not immune to the process of ageing, deterioration and even general wear and tear. For this reason, an EICR should be conducted at regular intervals. British Standard BS 76719 (IET Wiring Regulations) recommends the following intervals for businesses, landlords and homeowners:
- Businesses – employers are recommended to have an EICR test undertaken once every five years.
- Buy-to-let or rented property – landlords should have an EICR test done every five years or when new tenants enter the property.
- Homeowners – an EICR is recommended every 10 years. If the property has a swimming pool, this should be tested once every year.
Yes, as of July 1st 2020, landlords in England are legally required to have an Electrical Installation Condition Report (EICR) for their rental properties. This regulation was introduced to ensure the safety of tenants by verifying that electrical installations in rental properties meet the necessary safety standards.
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 stipulate that landlords must:
- Ensure electrical installations meet national safety standards.
- Conduct inspections and tests by a qualified person every five years.
- Provide the EICR report to existing tenants within 28 days, new tenants before occupancy, and prospective tenants within 28 days of request.
- Supply the local authority with a copy within 7 days upon request.
- Retain a copy for future inspections.
- Complete necessary remedial works within 28 days of the report or as specified.
- Provide written confirmation of completed works to tenants and the local authority within 28 days.
These regulations prioritise regular inspections to uphold tenant safety and property compliance.
The responsibility for arranging and obtaining an EICR lies squarely with the landlord. It is placed upon the landlord to ensure that the property’s electrical installations are inspected and certified as safe by a qualified electrician.
However, tenants should cooperate with their landlord to facilitate access for the inspection to take place.
If an EICR report reveals unsatisfactory findings, it indicates that there are potentially hazardous electrical issues within the property. In such cases, it is the landlord’s legal obligation to promptly address and rectify the identified issues to ensure the safety of the tenants. Failure to do so can lead to serious consequences.
If a property fails an EICR due to safety concerns or non-compliance with electrical regulations, the landlord must undertake necessary repairs and improvements to bring the property up to the required safety standards.
- Inspection of earthing system and supply characteristics.
- Inspection of the consumer unit or fuse board.
- Inspection of methods of installation and wiring.
- Inspection of a sample of switches, sockets and other fixtures including light fittings.
- Checking and testing the polarity of the installation.
- Checking and testing earth continuity of circuits.
- Checking and testing the integrity of the insulation of cabling
- Testing protective devices to ensure they work to protect you and your family from electric shock.
around 3-4 hours
It is generally recommended that an EICR is carried out every ten years (five for privately rented properties) or when there is a change of occupancy in a dwelling. Typically an EICR will take around 3-4 hours to complete, depending on the size of a property and the number of circuits requiring testing.
An EICR will check if your property’s electrics have any faults that cannot be identified through a visual check. A number of faults may occur, such as electrical circuits being overloaded or overheating during use. If any electrical circuit is not properly installed – for example, without earthing or bonding to safely secure the electrics – it may potentially cause a fire or shock hazard. EICR testing will identify any defective electrical work within the system.
A visual check can also be performed to give you a quick analysis of how safe your property is. This will look for broken sockets and light switches, damaged cables and scorching / burn marks as a result of overloading the power outlet. It will also look at the residual current device (RCD) for the circuits that operate the bathrooms and gardens. It is recommended that this visual check is completed at regular intervals in between the more in-depth EICR tests. After the test has been completed, the testing engineer will produce a certificate for you. It will detail any damages, deterioration, defects or other dangerous conditions. It will also highlight anything that doesn’t match the present day safety standards and things that might put people at risk.Should the EICR test come back as negative, the EICR will be classed as “unsatisfactory” meaning that the required work needs to be done, without delay, to remove the risk to those living or working at the property. As well as returning an “unsatisfactory” result, the report will detail which electrical system(s) failed the test. Work required is classified using the following codes:</p?
- C1 – ‘danger is present’, risk of injury is likely and immediate action is required.
- C2 – potentially dangerous and remedial action is needed urgently.
- C3 – improvement to your electrical system is recommended. C3 is the only classification code that can appear on a report and still pass the EICR test.
Once your electrical system has passed the inspection fully and any urgent remedial work has been completed, you will be provided with an EICR Certificate of Safety, giving you peace of mind that your electrics are safe.
While there isn’t any legislation that specifically says homeowners, businesses or landlords should have an EICR certificate, laws such as the Landlord and Tenants Act (1985) and Health and Safety at Work Act (1974) outline the responsibilities that landlords and employers have with regards to the safety of tenants and employees respectively. The Electricity at Work Regulations 1989 also require that precautions are taken against the risk of injury sustained from electricity used in work activities.
